What Are Multiple Offers Situations? (…and how to be competitive).

Multiple offer situations are when there is more than one offer on a property. Two offers… or 22 offers… multiple offers. In the local suburban Chicago market, a seller usually has to allow it to be disclosed how many offers there are on a property. The buyer side may not know how many offers he/she/they are up against.

Some buyers want to know what other offers are they are competing with. A listing Agent is working for the seller, and usually does not disclose what other offers are on a property.

As a homebuyer, in this competitive seller’s real estate market, you will want to submit a strong offer to start. In the local market, especially under the $375,000 price range, multiple offers can be inevitable in communities that are not age-restrictive (adult communities, where an owner has to at least 55 or 65, may or may not have multiple offers). Most of the time, but not always, a seller and Listing Agent may call for “highest and best.” Highest and best, when multiple offers are received, means the buyer is to submit, via the buyer’s Agent, his/her/their highest offer with the best terms. There are various contract terms that have almost become the “standard” nowadays. You will want to make sure you work with an Agent who knows them.
